Yulee, FL: A small town with huge potential

Located on Florida’s northern Atlantic coast, approximately 20 miles inland of the St. Johns River, Yulee encompasses about 128 square miles in Nassau County’s unincorporated section. The town is conveniently located along Florida A1A and is bordered by the Intracoastal Waterway to the east and Interstate 95 to the west. Jacksonville International Airport and Amelia Island are roughly 15 miles away.

Nassau County governmental offices have their headquarters at Yulee, including the Nassau County Sheriff’s Office Headquarters. The town is also home to White Oak Conservation, a protected area and wildlife sanctuary with accommodations, conference rooms, and other resort-style amenities.
The town gets its name from the late U.S. Senator David Levy Yulee, who established the trans-state Florida Railroad in the neighboring community of Fernandina. He founded a 5,000-acre sugar cane plantation by the Homosassa River in 1851. Much of the plantation was destroyed during the Civil War. The remnants of the plantation make up the Yulee Sugar Mill Ruins State Historic Site today.
Mountaineer, naturalist, and author John Muir famously passed through Yulee in what is now John Muir Ecological Camp as he traveled from Indiana to Florida in 1867, which he chronicled in his book A Thousand-Mile Walk to the Gulf.

Housing is one of the main considerations for those living in Yulee, FL. Here’s what buyers and investors should know about the local real estate market.
Nassau County is a seller’s market with homes staying on the market for just eight days on average in May 2022, which is 27.3% faster than March 2022. According to Action New Jax, all sellers received their asking price while 32.5% sold their home over list price in April 2022. The median sold price was $383,051, or $192 per square foot, based on all homes sold in the last 12 months. This marks a $67,831 increase, or a 21.5% increase in median sold price, since April 2021.
The Home Affordability Index for Nassau County hovered at 80.5 out of 100. The Home Affordability Index measures whether or not the average household can qualify for a mortgage within a certain urban area. A score of 100 means that that average household can afford to own a home.
The demand for housing in Nassau County is partly driven by low inventory throughout Northeast Florida with scant 1.2-month supply. Investment companies have also been purchasing thousands of homes in the area and renting them out, a practice that has affected inventory issues.
There are several high-profile residential real estate developments in the pipeline, the majority of which are located north of Jacksonville, currently the hottest housing market in Nassau County.
These developments include Del Webb Wildlight, a 2,900-acre master-planned community located within proximity of the Yulee area. Construction of the first phase of the active adult community began in 2016. The first phase features more than 730 single-family homes across three new neighborhoods and several garden-style offices.

Del Webb is set to begin construction on the second phase in 2022, which is expected to expand the community’s footprint by approximately 15,000 acres. The second phase of construction will add an estimated 15,000 single-family homes and apartments as well as roughly 1.2 million square feet of commercial space. The second phase offers 16 floor plans inspired by low country living in Florida. These floorplans feature spacious porches and windows that offer views of the surrounding woods and wetlands.
The master plan for Wildlight also dedicates 500 acres of land for new Nassau County public parks as well as 7,000 acres to be preserved in perpetuity under the Conservation Habitat Network.
The Florida Bureau of Economic and Business Research (BEBR) believes that Nassau County will be the seventh fastest growing county in Florida over the coming decade with a projected population growth of 36.5%. As more people call Nassau County home, there will be additional development in the form of schools, roads, housing, and retail and office space to support the needs of a larger and increasingly sophisticated population.
A study by 1000 Friends of Florida, Florida Department of Agriculture and Consumer Services, and University of Florida Geoplan Center predicts that
approximately a third more of Northeast Florida’s agricultural lands and open spaces will be urbanized by 2070.
The median sold price for homes in Yulee was $375,937, or $181 per square foot, as of May 2022. This is based on data on homes sold over the last 12 months. This marks a $89,243 or 31.1% price increase since April 2021. 48.9% of homes sold above asking price that month. There were 175 active listings in Yulee in April 2022, up 10.8% from 158 the previous month.

Muir crossed Florida from the Atlantic Coast and reached Cedar Key on October 23, 1867. He walked through the park on his way there.
